Lease Duration: The lease term is 12 months.
Security Deposit: Upon signing this lease, the Tenant shall provide a security deposit of $2,495. A refundable $150 cleaning fee is required.
Use of Premises: The Tenant shall use the property solely for residential purposes and shall not conduct any illegal or hazardous activities on the premises.
Maintenance and Repairs: The Tenant agrees to maintain the property in good and clean condition throughout the tenancy. The Tenant shall promptly notify the Landlord of any necessary repairs or maintenance issues.
Pets: Pets are allowed on the property with prior written consent from the Landlord. The Tenant will be required to pay a non-refundable $300/pet deposit and comply with any pet-related rules and regulations. There will also be a $250 cleaning fee that can be refunded if the premises are left clean upon end of lease.
Subletting and Assignment: The Tenant shall not sublet the property or assign this lease to any third party without the express written consent of the Landlord.
